Terms & Conditions

Please review these terms before booking. By completing a reservation, you agree to the terms below.

Good to Know

  • 2-night minimum stay (7-night minimum for major holidays like Christmas and New Year's).
  • The driveway up to the house is a bit tricky — please drive up slowly and carefully.
  • Parking fits 4 vehicles on-site (garage plus driveway). We also provide 3 guest parking passes for daytime street parking — hang them from your rear-view mirror.
  • No parking on Oceana Marin roads between sunset and sunrise. The HOA has a standing towing contract and does enforce it. Never park on the grass, and boats and trailers aren't allowed on the roads at any time.
  • The speed limit throughout Oceana Marin is 25 mph. The roads are privately owned and there are deer, kids and walkers on them.
  • Driving straight to the beach instead? Parking there runs $10/day on weekdays and $15/day on weekends — though it's an easy 5-minute walk from the house.
  • Short power outages are fairly common in the area — we recommend bringing a flashlight or headlamp just in case.

Check In / Check Out

Check in is at 4:00 PM. Check out is at 11:00 AM. Early check-in or late check-out may be available on request.

Access

The front door lock is digital and your code will be emailed to you the day of arrival.

Pets

Dogs are most welcome. A few things the HOA asks of every dog owner here: dogs need to be inside the house or the fenced yard when they're on the property, and on a leash any time they're outside of it. Please don't walk them across neighbours' lots, and please pick up after them. There's an abundance of wildlife around Oceana Marin, so keeping them leashed protects them as much as anything else. And please make sure they're not barking enough to bother the neighbours.

House Rules

  • Quiet hours from 10 PM to 7 AM.
  • No smoking inside.
  • Dogs are welcome; other pets are not permitted.
  • No parties or events.
  • No fireworks of any kind — including sparklers and "Safe and Sane" items. They are illegal in Marin County and prohibited by the HOA.
  • No outdoor wood fires or fire pits. Barbecuing is fine, but the grill must be attended the whole time it's lit.
  • No camping anywhere on the property or the surrounding open space.
  • Please don't use drones or outdoor speakers — the HOA specifically names both as nuisances.
  • The golf cart in the garage is not available for guest use.

Refunds

  • 100% refund — cancel 30+ days before your first night
  • 50% refund — cancel 14–29 days before your first night
  • No refund — cancel Less than 14 days before your first night

Occupancy Limit / Guests / Subleasing

No more than 12 people may be on the property at any one time, per HOA rules — this counts everyone, including day visitors and children of any age. Parties, receptions and gatherings that exceed this limit are not permitted. The property accommodates 4 vehicles on-site, plus up to 3 more on the street during daylight using the guest passes we provide. Street parking is not permitted between sunset and sunrise. Any HOA fines resulting from a guest's stay will be charged to the renter. Subleasing is not permitted.

Smoking

Smoking is not allowed indoors. If smoking outdoors, please ensure windows and doors are closed. It can be very costly eliminating smoke odors, and those costs will be assessed to the guest.

Damages

Your stay includes damage protection up to $100. You agree to accept responsibility for any damages resulting from your stay that exceed this limit. We are not responsible for items you may have left behind in the home; however, when you notify us promptly about a lost item, we will make an effort to retrieve and return it to you for a $20 handling fee plus the postage cost, but we can't promise it will be found, or that it will be in the same condition as when you left it. You break it, you pay for it.

Violation of Terms

Violation of any of the stated terms (i.e., pets, maximum occupancy, etc.) could increase your reservation charges. In addition, you will be liable for any additional costs resulting from the violation, including fines to the homeowner, damages, or other losses.

Additional Terms and Conditions

The homeowner does not assume any liability for loss, damage, or injury to persons or their personal property. Nor do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Nor will the homeowner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, pandemic, or other reasons beyond its control.

There is a steep cliff along the shortest walking path to the beach — please use caution near cliff or bluff edges, and keep children attended at all times while on the property.

Hold Harmless

Occupant agrees to indemnify, defend, and hold harmless the Owner from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Occupant, Occupant's guests or licensees, or their personal property. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees, the prevailing party shall be entitled to recover reasonable attorney fees and costs.

Mediation / Arbitration

Parties agree to mediate any dispute or claim arising between them in a location reasonably proximate to Marin County, CA. If not resolved, each agrees to binding arbitration before an arbitrator in a location reasonably proximate to Marin County, CA. Mediation or arbitration fees will be paid by each party.

Our Warranty

The owner warrants only that the home and its equipment and appliances are in good working order (unless otherwise disclosed to you in advance) as of the last inspection. If any equipment or appliance becomes inoperable during your stay, please report it promptly and we will make every effort to correct the problem; however, we cannot guarantee full or immediate resolution. We will not issue refunds for any inconvenience or disappointment resulting from these factors.
